Start the landlord - tenant relationship off on the right foot.

When tenants move in, there is stress, chaos, and it's hard for them to find basic necessities.

Our small token of appreciation is left on the kitchen counter to greet them and let them know we appreciate them as a tenant.

While we include snacks, we also include items we want them to use in the unit.

Our welcome basket includes: a blue sponge with a note asking them not to use the green abrasive ones, touch up paint for the unit because scuffs happen, especially during move in, a wrapped roll of toilet paper so they do not have to search through boxes when they gotta go, paper towels, organic protein bars, trail mix, chips and salsa, and bottled water in the fridge for them and those who might be helping them move.

Nearly every tenant has texted with much appreciation for that simple little gift.

When landlords do nice and unexpected things for tenants, those tenants in turn usually will make sure to return that feeling of gratitude by caring for the unit properly, paying rent on time, and showing an all around respect that many landlord tenant relationships lack.

We typically spend around $10-15 on this gift.
Remember, you are able to expense out up to $25 per tenant with gifts.

So, it not only makes them feel special, but it’s also a small tax write off as well!
